Fine Tuning First Class Service Providers to Perform in a Condo Environment
There is an abundance of excellent service providers out there. Almost as many that are below the grade that we would NOT recommend or place our name behind. What 4-COREBuilding Maintenance does do is find the best service providers and then tune them to perform at their best in the Strata environment.
Concierge and Security Services. The first core element to our building services is often one that is commonly overlooked. We believe there are many services that can be offered in a condo property that allow all sizes and budgets of strata corporations to have a Concierge. If not an actual live and fully dedicated body, then a virtual concierge service that can bring technology into the deployment of services. Security services are our specialty as well and while we do not provide them directly, we can find the best options to meet your property needs. We understand what is unique about Vertical Condominium Communities and we can tailor solutions for your property that might also include efficiencies of combining services with neighbouring properties.
Operations and Maintenance Services. We know how to run freshly constructed properties all the way to well seasoned properties and know how the operations and maintenance requirements change dramatically. The recently legislated Depreciation Reports open the doors for forward planning from the here and now to looking out over the next 30 years. We can take the recommendations and translate them into action planning again using the benefits of group purchasing power and selection of the most suitable service providers.
Residential Manager Support Services. Whether you have an in-house Resident Manager or share a Facility Manager, they need tools in their 'toolbox'. We know how to run large and small properties, and ever level of building services including those of the most luxurious properties. We can provide a near seamless relief service for vacation, sick-leave or interim needs. In fact, we can assist in the acquiring of a replacement if the need arises. We know how to help during the good and bad times. During the good times, where everything seems to be ontrack, we can help evaluate and recommend procedures and practices to continue the good times. Well, and the bad times, if disaster strikes your property, we know the impact on the residents and can assist to getting back to the good times.
EservInternet and Database Services. Almost anyone can create webpages these days. Many individuals have personal websites as well. Our appreciation of websites is that they can serve the residents of your community well if they remain active and vital and not turn into "dead" pages. We create a uniquely branded website representing only your property that is "yours". Specifically tailored to the needs of your property it is a mix of go to items for operational needs as well as a mix of needs to enhance living at your property and in the larger community of which it is part.
Spreadsheets are not databases. We create many custom module databases that are the tools of management and the Strata Corporation. Each separate one is task-specific so that training is simple and once mastered (very easy to use for non-computer users to masters of technology) the focus is clear. Whether you are recording the Resident Information (operations); delivering filters for heat pumps (operations); recording the summary of an incident (security); issuance of a new access device (security); recording the access and completion of Annual In-suite Fire Inspections (security); whether the unit had its dryer vent cleaned (operations); preparing a Visitor Parking Pass (security); or many more tasks the process is focused, reliable and results can be on a single computer or network; or shared fully or in part on the internet with full password capability to provide no access to certain confidential fields, view only access to others and full access (read and write) to others via password and access hierarchy.
And one of the best features of our custom task-based database modules: the fact that once data is entered, whether by a Cleaner, Security Personnel, Resident or Strata Manager or Council Member, if it pertains to a suite it can be found while searching through the Resident Information Database under the suite. This allows any authorized viewer (as determined by the Strata Corporation and PIPA rules) to see any connection to the suite. Additionally, it within every unit owner's rights to have a complete printout (paper or electronically) of a summary of their unit. This is extremely valuable when combined with our Condo Owners Maintenance Program which after campaigns offered on maintenance items such as Five Year Washer Hose Replacement or Annual Heat Pump Service are completed, the owner or equally important, a potential owner can view the service history of items that are NOT the responsibility of the Strata but of the individual owners. It is like viewing the service history of an expensive car, why not have one for an expensive condominium?
